What follows outlines the financial expectations at each stage of Collection ownership:

Joining, Enjoying, and the Long View

Joining

Becoming a Collection owner follows a transparent process.

Each Collection is built in three phases, allowing owners to begin enjoying their homes as early as possible.

Phase 1 (Owners 1–4): Once initial shares are committed, the first home is acquired and renovation begins. Upon completion, the founding four owners have access to this home, with up to 12 weeks annual use.

Phase 2 (Owners 5–8): As additional shares are committed, the second home is acquired. Upon completion, all eight owners have access to both homes, with up to 12 weeks annual use.

Phase 3 (Owners 9–13): With full commitment of shares, the third home is acquired. Upon completion, all thirteen owners have access to all three homes across the Collection, with up to 12 weeks annual use.

Before the full commitment of funds, Casera completes a qualification review to ensure each owner meets standards of commitment and stability. A deposit secures a place within a phase, with the remaining funds due after the qualification review and once the phase is full.

Each Collection is designed for long-term stability from day one, supported by an established reserve fund, comprehensive property insurance, and a clear legal structure that protects each owner’s interests, all included within the purchase price of the share. Homes are delivered debt-free, ensuring the investment remains secure and responsibly managed.

Enjoying

Once your Collection homes are in operation, ownership becomes effortless. Annual maintenance fees are collected at buy-in to a Collection and once each year thereafter. Property care, maintenance, on-call support, and long-term planning are all managed, allowing you to simply arrive and enjoy. The approach is built around three key areas:

Consistent Upkeep
Each home is well maintained, with annual maintenance fees covering local taxes, insurance, small repairs, and management. The Owners Association is kept informed of all work, ensuring full visibility into how the homes are cared for. With each stay, cleaning and utilities are billed per owner, and homes are professionally cleaned and restocked with essentials.

On Call Support
If anything unexpected arises during your stay, a dedicated home manager is just a phone call away, coordinating trusted local professionals to resolve any issue quickly and efficiently. This service is included within the annual maintenance fee.

Long-Term Planning
A reserve fund is established at the outset, with an initial allocation included within the share purchase and maintained through a portion of annual maintenance fees. This fund supports larger projects, such as exterior and interior repainting or terrace resurfacing, while periodic assessments and long-term planning ensure each home remains in excellent condition over time.

Long view

Ownership is designed for the long term, a collection of homes meant for lasting enjoyment.

Should you decide to sell your share, full ownership flexibility is maintained. As with any property investment, you set your price and may benefit from long-term market appreciation. Casera can assist in facilitating the sale, or you may manage it independently, with all prospective buyers completing the same qualification process as original owners. Sales may take place after one full year of use, based on the phase in which you joined.
