Collections & Co-ownership

Co-ownership is not a new concept. Many people share second homes with family or friends, often taking on the responsibility of maintaining and managing the property themselves.

Today, many established co-ownership models offer a more streamlined ownership experience, delivering turnkey homes with professional management and a clear ownership framework. Many offer a limited number of weeks per share each year within a single home, often in well-known European destinations.

Casera builds on this idea with a different approach: a Collection of homes within one region, allowing owners to enjoy greater variety with the ease of fully managed ownership, in places shaped by local life.

A Casera Collection includes three homes in southern Spain, each set in a different destination: a beach town, a historic city, and a mountain village. Each Collection is shared by 13 owners, with homes delivered and managed by Casera. Collections are offered in a range of tiers, reflecting different home sizes and investment levels.

Collection destinations are located within Cádiz, Andalusia’s southernmost province,  defined by its Atlantic coastline, historic cities, and surrounding mountain landscapes. Grounded in local culture, Cádiz offers a temperate climate and a distinct sense of place, as experienced across each destination.

Owning within a Collection provides variety while remaining rooted in one place.

Together, the homes offer the ease of the coast, the depth of a historic city, and the quieter rhythm of the mountains. Each destination is within a two-hour drive, yet ownership across all three allows for extended time in every setting, rather than passing through.

Over time, Andalusia becomes not just a place you visit, but a home you return to, with variety in how you spend your time.

Unlike a timeshare, where the property remains owned by the operator and ownership is limited to a right of use, Casera offers true equity ownership through a share in a legal entity that holds title to the three properties.

Casera does not retain ownership of the homes. Casera’s role is to deliver them renovated, fully furnished, and ready for use; to manage and maintain the homes on an ongoing basis; and to provide an owner platform for booking, communication, and home information.

Ownership within a Casera Collection provides up to 12 weeks of use per year across three homes, without being tied to fixed dates. Timeshares typically assign the same week each year, limiting flexibility. Each home is truly your own, creating a sense of familiarity and continuity with every stay, rather than rotating between units.

Exiting a timeshare can often be complicated and restrictive. With Casera, shares can be sold after the first year of use, with support in finding a buyer.

That’s entirely up to each owner. Casera’s owner platform allows for connection and communication if desired.

Annual virtual meetings are hosted for each Collection, along with a broader online space to connect with Casera owners across all Collections. Participation is always optional.

Owners may purchase multiple shares within a Collection, increasing both their ownership stake and time spent across the homes.

All Casera Collections, regardless of tier, are thoughtfully designed to the same high standard of finishes, furnishings, artwork, and overall detail. The primary differences, beyond the number of bedrooms and bathrooms, are the scale of the common areas and outdoor spaces.

Prima Collections may also include additional amenities such as plunge pools, saunas, and secured storage for each owner, depending on the property.

Owners can expect to take their first holidays around 12 months after full buy-in to a Collection.

Homes within a Collection are completed in phases, in line with owner commitments:

Phase 1 (Owners 1–4): Once initial shares are committed, Casera acquires the first home and renovation begins. Upon completion, the founding four owners have access to this home.

Phase 2 (Owners 5–8): As additional shares are committed, Casera acquires the second home. Upon completion, all eight owners have access to both homes.

Phase 3 (Owners 9–13): With full commitment of shares, Casera acquires the third home. Upon completion, all thirteen owners have access to all three homes.

No, Casera does not own any portion of the homes. The three homes are fully owned by the Owners Association, a legal entity comprised of 13 shares.

About Casera

Casera introduces a multi-property co-ownership approach within a single region, offering both variety and the opportunity to become rooted in one place, where each stay builds familiarity over time and begins to feel like home.

Most co-ownership models are structured around a single home shared among eight owners, with around six weeks of use per year. Casera instead offers ownership across a curated Collection of three homes, with up to 12 weeks of use per year.

Rather than focusing on well-known European destinations, Casera brings co-ownership to places shaped by local life, defined by culture, character, and a strong sense of place.

From the delivery of the first home through to the completion of the third, when all homes are in use, Casera acts as manager of the Owners Association, the legal entity that holds title to the homes.

In this role, Casera supports the governance of the Collection, including hosting annual meetings, maintaining open lines of communication, and providing an owner platform for booking and information. In addition, Casera oversees the ongoing management and maintenance of the homes, ensuring they are well cared for and ready for each owner’s arrival.

Casera also provides optional concierge services available to support each stay.

Owning within a Casera Collection allows for shared costs among a small group of like-minded owners, along with access to three distinct holiday homes, each in a unique setting. Homes are delivered ready for use and fully managed, so ownership remains effortless.

Casera was founded by José Duarte, a native of Andalusia, and Carly Duarte, who relocated from New York City. Together, they bring extensive experience across real estate, architecture, interior design, technology, and the delivery of complex projects.

Booking & Use

Casera’s booking platform is designed to be intuitive and balanced. Each owner within a Collection receives an equal number of points annually, with weeks assigned a value based on seasonal desirability across the three homes.

Points are released in batches, allowing owners to prioritize the times that matter most, through structured booking rounds.

A built-in waitlist automatically reallocates time if a reservation is cancelled. If a week remains unreserved within 30 days of arrival, it becomes available to all owners at no point cost on a first-come, first-served basis.

Points must be used within the calendar year and do not carry over. However, time can be shared with family or friends if a owner is unable to use all of their points.

No. The booking platform supports securing stays of 2 to 4 weeks within one home, allowing owners to spend more meaningful stretches of time in a single destination per trip. If availability allows, stays beyond 4 weeks within one home may also be possible by adding weeks to a booked stay as booking rounds progress.

The only exception is the Beach Home during the summer months, when demand is naturally higher. Booking guidelines are structured to allow each owner the opportunity to prioritize one summer beach week during the initial booking round if they wish, with the possibility to extend that stay if adjoining weeks remain available as booking rounds progress. If a summer beach week is prioritized across all owners within a Collection, extended summer stays may still be enjoyed by adding time at another home.

Once booking rounds are complete and priority extended stays have been secured across all owners, stays may be combined across two or all three homes within a single trip, depending on availability.

With 13 owners sharing 3 homes, ownership is designed to support up to 12 weeks of annual use across the Collection. Usage is balanced through a seasonally weighted points system, with most owners typically using the homes for between 8 and 12 weeks annually depending on when they choose to travel. Owners prioritizing only peak periods may receive even fewer weeks, while those traveling more flexibly throughout the year may, in some cases, access more than 12 weeks annually through lower-season and last-minute bookings.

The booking system is designed to give all owners equal access to the homes within a Collection. While exact weeks cannot be guaranteed, points are released in batches, allowing each owner to prioritize their most desired weeks before the next round of booking begins.

Because each Collection includes three homes, owners have a broader range of options in any given week, increasing the likelihood of securing preferred time.

The booking platform allows owners to plan holidays between 12 and 23 months in advance. Time not reserved during booking rounds remains available closer to travel, providing flexibility for those planning on a shorter timeframe.

Additional points cannot be purchased. Each owner receives an equal allocation of points each year.

If a home is available within 30 days, it can be booked without using points on a first-come, first-served basis.

Unused points expire at the end of the booking year.

Plans can change, and flexibility is built into the system. At the same time, last-minute cancellations are managed to ensure each home is well utilized. If an owner cancels within a reasonable timeframe, points are returned and the home becomes available to other owners.

Just as with traditional holiday home ownership, one of the benefits is the ability to share time with family and friends. Owners may use their points to gift stays to those closest to them.

No. Casera Collection homes are reserved exclusively for owners and are not subject to rental or exchange, ensuring each home is cared for by those who use it and maintaining the privacy of traditional holiday home ownership.

The Homes

Casera works with a trusted network of real estate professionals who specialize in sourcing high-potential properties within each destination. These relationships, built over more than 15 years of experience acquiring and renovating homes in the region, provide early and often exclusive access to exceptional properties, including off-market and pocket listings.

This access allows for the thoughtful curation of distinctive homes for each Collection, often before they reach the broader market.

Regardless of Collection tier, location is the primary selection criteria, with an emphasis on desirable areas within each destination. In City and Mountain locations, priority is given to historic homes with original character and architectural details, with care taken to preserve and restore these features. In the Beach destination, where development is more recent, properties with strong renovation potential and alignment with Casera’s design standards are selected.

Across all Collection tiers, properties must meet a core set of requirements: at least one outdoor space, dedicated or reliably available parking, abundant natural light, and the potential for a layout aligned with Casera’s design standards.

All Casera homes, regardless of tier, are designed to a consistent standard of comfort and livability. This includes outdoor space, a dedicated remote-work area, and convenient parking, either private or reliably available nearby.

Each tier builds upon this foundation, with enhanced features incorporated where the property allows.

  • Clasica & Grande tiers: Fireplaces in the living space and freestanding bathtubs in the primary suite, where feasible.
  • Prima tier: Fireplaces in the living space, freestanding bathtubs in the primary suite, and dedicated parking across all homes. Additional features may include plunge pools, saunas, and dedicated owner storage, where feasible.

Across all tiers, each home is fully equipped with Casera Essentialsa considered selection of comforts, technology, and design details chosen to support everyday living, including:

  • A fully equipped kitchen with cookware, utensils, and tools
  • Pantry staples, including coffee, tea, olive oil, and spices, restocked with each stay
  • Locally crafted glassware and dishware
  • Kitchen, bath, and laundry essentials, including soaps, detergents, and paper goods
  • Quality bedding, linens, and towels
  • High-end appliances and practical tools, such as hair dryers and clothes steamers
  • Entertainment and outdoor essentials, from board games and beach chairs
  • Integrated media and security systems, including high-speed internet, television, and sound

Each home is thoughtfully designed by Casera’s in-house interiors team and reflects its surroundings. Beach homes are light and coastal, City homes draw on Spanish architectural character, and Mountain homes reflect a more rustic sensibility.

Homes are delivered fully furnished and carefully detailed, designed to feel considered, comfortable, and true to their setting.

The design and furnishing of each home is managed exclusively by Casera’s in-house interiors team. Once homes are in operation, interior updates or additions may be proposed through the Owners Association. Casera oversees approved projects, with costs shared among owners.

Once homes are in operation, Casera serves as the dedicated home maintenance manager, with a focus on three key areas: consistent upkeep, on-call support, and long-term planning, supported by annual maintenance fees.

Consistent upkeep includes routine monitoring and maintenance of each home, with thorough inspections between stays to ensure everything is functioning properly and smaller repairs handled proactively.

On-call support ensures each home has a dedicated property manager available to address any issues that arise during a stay, with prompt and complete resolution.

Long-term planning involves developing a thoughtful maintenance strategy. Larger projects are planned in advance, such as exterior repainting, and funded through the Collection’s reserve fund, established as part of the share cost and maintained through a portion of annual maintenance fees.

Upon commitment to a Collection, each owner signs the Owners Policy, which outlines guidelines for the home. These include standards such as no smoking indoors, procedures for reporting damage, and the pet policy.

All owners are vetted prior to approval into the Owners Association, with the aim of building a group that respects and cares for the homes over time.

Only dogs are permitted and are required to remain off furniture and out of bedrooms, with further guidelines outlined in the Owners Policy. An additional cleaning fee applies to ensure the home is prepared for the next owner.

Smoking is not permitted inside the homes. Each home includes an outdoor space or balcony.

Within Prima Collection, secured storage for each owner is a design priority and incorporated wherever possible. In Clasica and Grande Collections, this feature may be included when space allows, but is not guaranteed.

Owners are responsible for any damage incurred during their stay.

To keep access simple and secure, permanent keys are not issued. Instead, a small number of keys is provided for each stay, either handed over upon arrival by the property manager or placed in a secure lockbox, allowing everyone in the group to come and go with ease.

Holiday Experience

Collection ownership with Casera combines the familiarity of returning to one region with the benefit of variety in how time is spent there.

Ownership within a Collection is structured to first allow owners to secure extended holidays within one home, encouraging more meaningful time in each destination and a slower rhythm of travel.

If availability allows, once booking rounds are complete, owners within a Collection may combine stays across two or all three homes within a single holiday if they wish.

Casera homes are accessible from the airports of Jerez de la Frontera, Seville, and Málaga. Depending on the destination, travel times typically range from 30 minutes to 1.5 hours from Jerez or Seville, and up to 2.5 hours from Málaga.

Upon arrival at a Casera home, each space is thoroughly prepared, with crisp sheets on made beds, stocked bath and laundry essentials, wood set for the fireplace (season dependent), and a pool ready for use in Prima homes. Kitchens are stocked with staple items such as coffee, tea, olive oil, and paper goods.

Everything is in place to allow for a seamless arrival and immediate enjoyment of the home.

Should a maintenance issue arise during a stay, each home has a dedicated property manager available to assist. Issues are addressed promptly to ensure minimal disruption.

Casera’s concierge service offers personalized support to enhance each stay. This optional service is available for a flat fee per stay.

Arrangements can be made before and during each visit, from transportation and car rental coordination to a fully stocked fridge upon arrival, grocery delivery, curated culinary and tasting experiences, and local excursions.

Casera Concierge service is available starting one month prior to each stay to assist with advance bookings, particularly during high season. Support continues throughout the stay for more flexible, on-demand planning.

Ownership & Legal

Ownership within a Casera Collection is structured through an Owners Association, the legal entity that holds title to the homes. Each owner holds an equal share in this entity, representing their ownership.

Casera works with an established legal partner in Spain specializing in real estate to structure each Collection, oversee the acquisition process of the homes, and ensure all ownership and governance documentation is properly in place.

This approach provides a clear and recognized legal framework for ownership, aligned with local regulations. Ownership can be transferred, sold, or included as part of an estate, subject to the governing agreements.

Reservation: A Collection tier is selected and a share is reserved by signing a pre-contract and making an initial payment of 10% of the share cost.

Due Diligence: Prior to final acceptance, Casera conducts a qualification review to ensure each prospective Collection owner meets financial requirements and is a good fit for shared ownership within a Collection.

Closing: Once the Collection phase is ready to launch, the remaining 90% of the share cost is transferred. Ownership is then formally recorded in the Shareholders’ Register, and access is granted to Casera’s owner platform, where stays are booked.

Incorporation: Once the homes within a Collection are fully acquired, titled, and registered under the Owners Association, the legal entity that holds title to the homes, the Collection becomes a fully operational ownership structure managed by Casera on behalf of the owners.

This marks the transition from initial commitment to formal ownership, with clear governance in place.

Yes. Each Collection is owned through a legally established company registered in Spain. As a Collection owner, equity shares are held in that company, representing true ownership rather than a membership or subscription structure. Ownership is formally recorded, with transparent governance, voting rights, and a proportional share of the company’s assets.

A Casera share may be owned by a single individual or a legally bound couple. Shares cannot be purchased jointly with friends or extended family, and ownership through a corporate entity is not permitted. This structure supports clear governance and efficient management of each Collection.

Casera homes are acquired and renovated without mortgages or bank financing. This debt-free model provides stability and ensures that all owner funds directly support the property portfolio.

All Casera homes are fully insured with comprehensive property and liability coverage, including structural insurance, contents insurance for furnishings and appliances, and general liability coverage.

Casera homes are not rented to the public and are used exclusively by co-owners and their guests. As private residences rather than commercial tourist rentals, they are not subject to tourist housing regulations.

Casera serves as the sole administrator of the company that owns the properties from incorporation and continues in this role on an ongoing basis. Two years after delivery of the final home in the Collection, Collection owners may vote by majority to appoint a new administrator if desired.

Financial & Fees

Across all Collection tiers, there are three cost components:

  1. The initial share purchase — equity in the homes
  2. Annual maintenance fees — paid at purchase and annually thereafter
  3. A per-stay departure fee — covering utilities during the stay and departure cleaning

Share costs vary by Collection tier:

Clasica Tier (three homes, each 2 bedrooms): €190,000
Grande Tier (three homes, each 3-4 bedrooms): €325,000
Prima Tier (three homes, each 5 bedrooms): €495,000

The share price provides equity ownership in the company that holds title to the homes, with the project budget managed by Casera for property acquisition, full renovations, furnishings, an initial contribution to the Collection’s reserve fund, and all legal structuring and professional fees.

Maintenance fees vary by Collection tier. Annual rates are:

Clasica Tier (three homes, each 2 bedrooms): €5,500
Grande Tier (three homes, each 3-4 bedrooms): €8,500
Prima Tier (three homes, each 5 bedrooms): €12,500

These fees cover local property taxes, municipal service charges, insurance, routine maintenance and minor repairs, contributions to the long-term reserve fund, and Casera’s management and administration, including administrative and legal costs related to the ownership structure.

Fees are set to reflect actual operating costs and may adjust over time in response to changes in taxes, services, or broader cost conditions.

Casera does not facilitate financing and requires each owner’s contribution to be provided in full upon commitment to a Collection. Independent financing may be arranged at the discretion of the owner; however, any such arrangement remains solely between the owner and their lender. 

Casera provides full transparency and external auditing. Given differences between the legal and tax regimes in Spain and those applicable to each owner, depending on factors such as nationality and residence, independent legal and tax advice is recommended when reviewing the documentation.

Taxes

All Spanish taxes and fees related to forming the ownership company and acquiring the homes are included in the cost of the share. Personal tax obligations may vary depending on country of residence, and independent tax advice is recommended to understand how these may apply.

Any gain realized upon the sale of a share may be subject to taxation in Spain. Personal tax obligations may vary depending on country of residence and individual circumstances, and independent tax advice is recommended.

Resale

Shares acquired during the various development phases of a Collection may be resold one year after completion of the home associated with that phase.

Owners may source a buyer independently or work with Casera to facilitate the sale. In all cases, the incoming owner must complete the due diligence process to ensure the integrity and continuity of the Collection.

If a Collection owner decides to sell their share, they maintain full ownership flexibility. The resale price is set by the seller and, as with any real estate transaction, is influenced by timing, demand, property appreciation, and broader market conditions.

While resale values and timelines cannot be guaranteed, owners may benefit from long-term market appreciation, as with traditional home ownership.
