More than a financial investment, Collection ownership is an investment in a way of life: homes to call your own in southern Europe, in a place shaped by year-round sunshine, rich heritage, and a slower pace of living.
By sharing ownership with a small group of like-minded owners, owning three homes becomes possible at a level that would not be achievable through owning a comparable home outright.
The following outlines the financial expectations at each stage of Collection ownership.
Joining, Enjoying, and the Long View
Joining
Becoming a Collection owner follows a transparent process.
Rather than requiring owners to wait for an entire Collection to be completed, homes are delivered in phases. This allows owners to begin enjoying their ownership earlier, while maintaining up to 12 weeks of annual use throughout each phase.
Phase 1 (Owners 1–4): Once initial shares are committed, the first home is acquired and renovation begins. Upon completion, the founding four owners have exclusive use of Home 1.
Phase 2 (Owners 5–8): As additional shares are committed, the second home is acquired. Upon completion, owners 1-8 have exclusive use of Homes 1 & 2.
Phase 3 (Owners 9–13): With full commitment of shares, the third home is acquired. Upon completion, all thirteen owners have exclusive use of all three homes across the Collection.
Before the full commitment of funds, Casera completes a qualification review to ensure each owner meets standards of commitment and stability. A deposit secures a place within a phase, with the remaining funds due after the qualification review and once the phase is full.
Each Collection is designed for long-term stability from day one, supported by a clear legal structure, a dedicated Collection bank account with full transparency to all owners, an established reserve fund, comprehensive property insurance, and homes delivered debt-free.
Enjoying
Ownership within a Collection consists of three cost components: the share purchase, annual maintenance fees, and a per-stay fee covering cleaning and utilities.
Once your Collection homes are in use, the responsibilities of ownership are professionally managed on your behalf. Casera’s management approach is built around three key areas, all included within the annual maintenance fee:
Consistent Upkeep
Each home is professionally maintained, with local taxes, insurance, small repairs, and management included. The Owners Association is kept informed of all work, ensuring full visibility into how the homes are cared for.
On Call Support
If anything unexpected arises during your stay, a dedicated home manager is a phone call away, coordinating trusted local professionals to resolve issues quickly and efficiently.
Long-Term Planning
Casera delivers a comprehensive long-term maintenance plan to the Collection Owners Association, identifying future projects such as interior and exterior repainting, terrace resurfacing, and other major works. A reserve fund to cover these projects is established at the outset, with an initial allocation included within the share purchase and maintained through a portion of annual maintenance fees.
Long view
Ownership is designed for the long term, while maintaining full ownership flexibility should circumstances change.
Shares may be sold after one full year of use. Casera can assist in facilitating a sale, or owners may manage it independently, with all prospective buyers completing the same qualification process as original owners. As with traditional property ownership, owners set their own sale price, with long-term value influenced by market conditions and the duration of ownership.
Ownership in Perspective
You own the homes, not time in them. With Collection ownership, the homes are fully owned by the Collection owners. Casera delivers and manages the homes but holds no ownership interest in them.
The share purchase and annual maintenance fee are best viewed separately. The share purchase secures ownership in the Collection, an asset that can be enjoyed now, shared with future generations, or sold if plans change. The annual maintenance fee covers each owner’s share of the ongoing costs of owning and operating the homes. While this annual fee may be comparable to a single holiday accommodation, it supports up to 12 weeks of annual use in homes you own.
